He holds the distinction of being a registered certified Electrician at both the City & Guilds of London Institute and the Electrical & Electronic Association of Malaysia, Kuala Lumpur, which adds immense value to the company. With his ability to establish and maintain strong relationships with key decision-makers and secure long-term agreements with clients, Steven excels in budget management, preventive maintenance planning, and dispute resolution, leading to reduced expenses and improved satisfaction scores among owners and residents.

Furthermore, Steven is certified as a Property Manager under Lembaga Penilai, Pentaksir, Ejen Harta Tanah & Pengurus Harta (LPPEH/BOVAEP), demonstrating his expertise and compliance with industry and corporate standards. He is dedicated to guiding property improvement projects and collaborates effectively with contractors and building owners to ensure timely deliverables, upholding the highest standards of work ethics and integrity.

SUSAN WONG

Director and Founder

Susan Wong, founder and Director of Apex Choice, is a visionary executive, highly motivated with the ability to balance strategic decisions and dedication in property management. With natural leadership skills, an engaging communicator, and a relationship builder with a delightful sense of humour, she earns immense support and respect resulting in strong client, employee, and peer satisfaction and trust.

Susan has more than 10 years of experience in managing commercial and stratified properties that thrived on accountability and rewarded contributions. She has worked diligently and enthusiastically which led her to establish Apex Choice Property Management company. As a hands-on manager, Susan personally handles AGMs and EGMs, works closely with managers and the team, advises committees, and plays a vital role in staff recruitment. Her dedication and involvement have helped Apex Choice win multiple Edge Property Awards, including "Best Managed Property" and "Best Managed Landscape."

Despite her corporate career, Susan pursued her passion for the entertainment industry, appearing in a Cantonese comedy-drama series "Homecoming", hosting her own cooking show - "Here comes Susan", and making a cameo in the movie "Crazy Rich Asians." Susan's commitment to detail and extensive knowledge of the Strata Management Act 757, combined with her certification as a Property Manager, demonstrates her expertise in the field. She is a certified Property Manager under the Lembaga Penilai, Pentaksir, Ejen Harta Tanah & Pengurus Harta (LPPEH/BOVAEP) and a certified member of the Malaysian Institute of Property and Facility Managers (MIPFM) respectively.

KRISHNARAJ PERUMALU

Executive Director

Mr. Krishnaraj obtained his Bachelor’s Degree with Honors in Building Surveying from University of Malaya. Upon graduation in 2005, he joined the property management industry and has over 19 years’ experience in all aspect of property and facilities management including Owners Corporation, Property Management, Business Development and has extensive knowledge and conversant of Strata Title Act 1985 and Strata Management Act 2013.

He was previously seconded to Melbourne, Australia for a year to set up the Owners’ Corporation and manage Aurora Melbourne Central, the tallest mixed used development in the heart of Melbourne CBD. He has led his team to win multiple times at The Edge Malaysia’s Best Managed and Sustainable Property Awards from 2017 to 2023.

He is a Registered Property Manager with the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVEAP), a member of Malaysian Association of Facility Management (MAFM) and a member of Malaysian Institute of Property & Facility Managers (MIPFM). He is also a registered member of CIDB Malaysia with a Green Card and a Certified HRDF Trainer.

JASON LAI

Director of Operation

Born with humble beginnings, Jason Lai always had an interest in building and construction from his early childhood. After obtaining his diploma, he pursued his first job with a project development company focused on reviving abandoned projects and factories.

His interests soon became a passion when he formed his first fit-out company after three years of hands-on experience in construction and other property-related industries such as real estate, furniture fabrication, and construction material supplies.

With a decade of experience in construction and project management, the same is now instilled into Apex Choice where our team and managers are being trained to maintain and manage our client's portfolios. Being proactive and transparent is the key to a healthy foundation between us and our clients.

Integral to Jason's success is the very foundation where Apex Choice is built where many members have advanced from junior roles to managerial positions.

We believe every member of Apex will succeed one day, either with Apex or through their own and to be part of this is a success in itself.

MIMI RAUBENHEIMER

General Manager

Mimi is a versatile and accomplished professional with a diverse background in property management, project management, and corporate finance. She has extensive experience in construction and development in Southeast Asia, managing projects and overseeing property development.

ith a transition to investment banking and corporate finance, Mimi became sought after for her expertise in corporate restructuring. She implemented performance metrics, developed training programs, and improved service quality. Mimi's hands-on leadership style builds high-performing teams and fosters an innovative and collaborative culture.

She empowers her team members to think creatively and achieve organizational goals.
