At Apex Choice, we have a dedicated team to provide a wide range of services in Property Management in helping Developer, JMB, MC and HOA to manage the property to its’ highest standards.

This total service includes proactive maintenance programmes, security, compliance, and financial management services. Operation & Maintenance Management

Formation of the Property Management Team, including the recruitment and selection of key administrative and operational staff suited for the site. Ensuring rapport as well as continuously monitoring feedbacks with residents and/or end-users of the property.

Manage and supervise the performance of third party contractual service providers at the site such as Security, Cleaner, Landscaper, and etc. to ensure work completion and effectiveness.

Financial Accounting & Administration

Annual budgeting and cash flow forecasts, including advise on revenue and expenditures. Full set of monthly financial reports are generated by the 15 day of the following month. Provide monthly financial updates during Management Committee Meetings. Close liaison with appointed Auditor for annual audited accounts.

Customer Service & Complaint Management

To effectively handle customer complaints and disputes, adopts a culture of valuing complaints as a means of strengthening and improving customer relations and interactions with its customers. Apex Choice has a well-defined complaints handling system that is based on the principles of fairness, accessibility, responsiveness, efficiency and integration with a defined process that is used while handling all the complaint.

Analysis uses all information that is gathered from the complaints system as part of a continual process of improvement and organizational review. Provide software, systems and procedures to run day-today operational and financial matters. Provide a policy and SOP for the site team to adhere, operate and execute.

Data Management

Key Performance Indicator reports on collection and outstanding collection quarterly. Besides the daily, weekly operational work progress reports, a monthly reporting and updates on operational issues, maintenance and management of the building and financial reports of the building will be provided as well as other necessary reports therein.

Building Condition Inspection

Building Audit Report, including the initial M&E report, as well as regular monitoring reports on the management of the property. Supervision and management of subcontractors, procurement and selection of service providers through the principle of best value which balances both cost and quality considerations.

Formulate checklist and carry out systematically preventive maintenance schedule to ensure minimum downtime to the plumbing and sanitary, electrical and mechanical equipment such as generator set, water pumps, lifts system, air-conditioning system, fire alarm system and panel, CCTV system etc.

Liaison with contractors and suppliers to perform corrective maintenance on faulty equipment, and parts. All electrical and mechanical spare parts will be tracked and control to ensure minimum downtime of equipment and facilities in the stock management system.

Strata Act Management Act 2013 Consultancy

Apex Choice will do its' best ability advise the Developer, Joint Management Body & Management Corporation on rules and regulations in accordance to Strata Management Act 2013 and any other relevant statutory legislation and building by-law regulations. Our Management team has extensive experience and expertise in dealing with day to day issues as well as fully adhered and compliant to the Strata Act guided by our legal panel accordingly.
